Seven nights at Motel 6, SureStay or a New Leaf room

The week, side by side

Motel 6 at 1472 Blue Lakes Blvd N labels $45 a night as its weekly rate, with a seven-night minimum for that rate, so a week there is $315. SureStay by Best Western, at 1260 on the same boulevard, lists no weekly or extended-stay rate, and its booking engine cannot filter for an extended stay. Both sites were read on 2 September 2026.

A New Leaf single is $250 for the week, which is $35.71 a day, paid weekly. A double is $275, or $39.29 a day, paid weekly, and a studio with a full kitchen is $325, or $46.43 a day, paid weekly. Nightly stays are temporarily paused so we can make room for guests staying a week or longer, up to 30 days. One rate card covers all twelve properties: five on Addison Avenue West, five around downtown and Main Avenue, two on Kimberly Road.

The New Leaf single is $250 against Motel 6’s $315 for the same seven nights, and the double is $40 under it at $275. The studio is $10 over. Motel 6’s $315 pays for one of its regular rooms, while the $325 here pays for a studio with a kitchen, so decide what the kitchen is worth to you before comparing those two lines. Against a chain’s quote for one night times seven, each New Leaf week costs less, but Motel 6’s own weekly rate is the fairer line to compare.

Why the chain figures move and these do not

Motel 6 shows no fixed price for a single night on its site. Each one-night price comes out of its booking engine for the dates you enter. On 2 September 2026 that engine returned $95 for the night of 1 to 2 September, and $56 to $61 for 14 to 15 October at the member rate, against $64 to $69 without it.

For the night of 1 to 2 September 2026, SureStay’s engine returned between $144.32 and $184 depending on the room type. That is a live price for one date. Ask about another date and expect another answer. That is ordinary chain pricing, and it says nothing bad about how either hotel is run.

A New Leaf week costs the same whichever dates you ask about, and the rate card does not change with who is calling. A single for a stay of up to 30 days is a flat $1,000, which is $33.33 a day if all 30 days are used. New Leaf is not selling single nights right now, so there is no New Leaf nightly price to set against a chain’s quote.

What $250 a week covers at a New Leaf property

The $250 single, $35.71 a day paid weekly, includes utilities, Wi-Fi and parking. There is no lease, no credit check and no application fee. You pay the week in advance, plus a deposit if that room takes one, and move in, which matters most to someone who needs a room now and cannot wait weeks for a rental application to clear.

Nine of the twelve properties have a studio with a full kitchen at $325 a week, $46.43 a day paid weekly, and every room type comes with queen beds: one in a single or a studio, two in a double. If you plan to cook through the week, start with the studios at those nine properties.

All twelve properties accept pets with a refundable deposit and no pet fee. Service animals are welcome at every property with no deposit and no fee. If you travel with a pet and are also weighing a chain hotel, ask the chain about its own pet policy first.

A room deposit at New Leaf depends on the room. Newly renovated rooms take one week’s rent and some rooms take none. The only honest answer for a particular room comes from calling (208) 733-2010 and asking about that exact room before you set your budget.

What you give up by passing on the chain

Booking.com, Expedia and Hotels.com do not list any of the twelve New Leaf properties, as checked on 2 September 2026. If an employer or a case worker arranges your room through one of those sites, a New Leaf room is not an option for them. In that situation the rate difference stops mattering and the chain is the practical choice.

Motel 6’s member rate is a real discount. In the 14 to 15 October 2026 quotes read on 2 September 2026, it came in $8 under the regular price at both ends of the range. New Leaf has no member pricing of any kind: every guest pays the printed rate, account or no account.

SureStay and Motel 6 carry national names on the sign, and that is the third difference. SureStay is sold under the Best Western name, and for a lot of travelers the brand is the reason to book. New Leaf has rented rooms in Twin Falls since 2005, and its twelve buildings are run from one office at 296 Addison Ave W.

When a chain is the better choice

A stay shorter than a week is where a chain is the practical choice. New Leaf rents by the week right now, and a chain hotel sells single nights. For one night, Motel 6’s engine quoted $95 for 1 to 2 September 2026 and SureStay’s quoted $144.32 to $184; for 14 to 15 October, Motel 6’s member rate was $56 to $61. All were read on 2 September 2026, so get the chain’s quote for your own dates.

For seven nights or more, up to 30 days, the comparison above applies: a New Leaf week of $250, $275 or $325 ($35.71, $39.29 or $46.43 a day, paid weekly) against the chain’s nightly price times seven. Even Motel 6’s 14 to 15 October member rate of $56 to $61 comes to $392 to $427 over seven nights. For a week at Motel 6, its own weekly rate of $45 a night, $315 for the week, is the fairer figure to compare.

The 30-day cap is the other limit. Every New Leaf reservation is capped at 30 days, and a single for a stay of up to 30 days is a flat $1,000, or $33.33 a day if all 30 days are used. If your stay has to run longer than that, ask other operators what they offer before you book.

How the chain figures were read

New Leaf Properties read every Motel 6 and SureStay figure on this page directly from each company’s own website and booking engine on 2 September 2026, with no third-party listing sites involved. The Booking.com, Expedia and Hotels.com check was made the same day.

The two engine quotes are prices for one stated date, and a chain can change them without notice. The totals for seven nights here multiply those prices by seven, as if each held all week. Anyone reading this long after September 2026 should check both chain sites before deciding. The New Leaf figures are its published rate card, before 8% tax, so when a chain gives you a price, ask whether tax is included.

How to book or ask

To reserve, use the property’s own /reserve.html page, such as parktf.com/reserve.html for Park Motel; all twelve are listed at tfrooms.com/locations.html. You can also book through tfrooms.com/contact or by phone, and nothing is charged online. This site, twinfallsroomsforrent.com, takes no bookings itself, but its chat button sends a message to the office. The sign at tfrooms.com/vacancy.html reads VACANCY or NO VACANCY and is set by hand, so it is not a count of open rooms.

Two questions are worth asking on any call like that, whichever operator you pick. Ask whether a deposit applies to the specific room, and whether the price you were given is a standing rate or a quote for your dates. A chain will usually give you a quote. New Leaf will give you the rate card above.
