The terms that apply to using this site and to staying with us.

1. Website use

This site describes rooms, rates, and locations operated by New Leaf Properties. Content is for informational purposes. Pricing shown reflects our standard rates; specific properties, dates, and promotional rates may vary. Availability is not guaranteed by viewing a page.

You may not scrape, mirror, or redistribute this site's content for commercial purposes without written permission.

2. Reservations and rental agreement

A reservation becomes a contract when both sides confirm it — typically by phone call, waitlist match, or on-site check-in. At check-in you will sign a rental agreement that supplements these online terms. In any conflict between a signed paper rental agreement and this web page, the signed agreement controls.

3. Identification and age

Every registered guest must present a valid government-issued photo ID at check-in. Guests must be at least 18 years old to rent a room. Guests under 18 must be accompanied by a parent or legal guardian who is a registered occupant.

4. Payment

Full payment is due at check-in for the first rental period (nightly or weekly). Weekly extensions are paid in advance of each week. Accepted payment methods: cash, Visa, Mastercard, American Express, Discover. Personal checks are not accepted.

5. Rental period and status

Rentals under 30 continuous days at a single property are transient lodging under Idaho Code — the guest is not a tenant and the rental is not a residential tenancy. Rentals of 30 continuous days or more at a single property may create a tenancy relationship, in which case additional Idaho Residential Landlord–Tenant Act provisions apply. The Manager will discuss this with any guest approaching a 30-day stay.

6. House rules

Full house rules are posted at /house-rules/ and at every property's front desk. Summary:

No smoking inside any room. Smoking is permitted only in designated outdoor areas.
Quiet hours 10:00 pm to 7:00 am.
Pets welcome at select properties with advance approval and additional deposit.
Registered guests only overnight; day visitors must depart by 10:00 pm.
No illegal activity on any property.

7. Cancellation and refund

See our refund and cancellation policy. Summary: cancellations more than 48 hours before arrival are fully refundable; within 48 hours, the first night is non-refundable; no-shows forfeit the first night.

8. Damage and loss

The registered guest is financially responsible for damage beyond ordinary wear, for missing room contents, and for cleaning costs above standard turnover. Charges may be applied to the card on file or billed separately.

9. Innkeeper's lien notice (Idaho)

Per Idaho Code §55-701 through §55-720, New Leaf Properties is entitled to a lien on the personal property of any guest for unpaid room charges. Abandoned personal property left at a property for more than 30 days after the rental ends may be disposed of as permitted by Idaho statute.

10. Eviction

We may terminate a rental and require a guest to vacate, without a refund, for conduct that violates these terms, violates house rules, disturbs other guests, damages property, or violates the law. Transient guests under 30 days can be required to vacate without unlawful-detainer process, per Idaho innkeeper law.

11. Liability

New Leaf Properties and its owners are not liable for personal injury, loss, theft, or damage occurring on the property except to the extent required by Idaho law. Guest belongings are the guest's responsibility. The maximum recoverable against the innkeeper is limited per Idaho Code §55-707 unless funds or valuables are expressly deposited with the front desk.

12. Non-discrimination

We rent without regard to race, color, religion, sex, national origin, age, disability, familial status, sexual orientation, or any other basis protected by federal, Idaho state, or local law. Full non-discrimination policy at /non-discrimination/.

14. Governing law

These terms are governed by the laws of the State of Idaho. Any dispute shall be brought in the courts of Twin Falls County, Idaho. Consumers retain all non-waivable rights under applicable federal and state consumer-protection law.

15. Changes

We may revise these terms at any time by posting an updated version with a new "Last updated" date. Your continued use of the site or continued rental after a change indicates acceptance.
