Non-Discrimination Policy
We rent to everyone on the same terms. This is how that is stated formally.
Our policy
New Leaf Properties rents rooms, provides services, and treats every guest and employee without regard to:
- Race or color
- Religion or creed
- Sex (including pregnancy, childbirth, and related medical conditions)
- National origin, ancestry, or language
- Age
- Disability (physical, mental, or sensory)
- Familial status (including families with children)
- Marital status
- Sexual orientation or gender identity
- Veteran or military status
- Any other characteristic protected by federal, Idaho state, or local law
Applicable law
- Title II of the Civil Rights Act of 1964 — prohibits discrimination in public accommodations including motels.
- Americans with Disabilities Act (ADA), Title III — prohibits discrimination based on disability in places of public accommodation.
- Fair Housing Act — applies to rentals of 30 days or longer; we comply with FHA protected classes for any such rental even though transient lodging under 30 days is ordinarily exempt.
- Idaho Human Rights Act (Idaho Code §67-5909) — Idaho's state-level equivalent.
- Twin Falls City ordinances — to the extent they extend protection beyond state or federal law.
Fair Housing Act — 30-day rule
A stay of fewer than 30 continuous days at a single property is transient lodging, not housing. Fair Housing Act protections apply specifically to stays of 30 days or longer. Even for transient stays we voluntarily extend the same non-discrimination rules.
How we apply this
Reservation decisions are based on:
We do not ask about, and we do not consider, any characteristic listed in "Our policy" above when making reservation, check-in, or ongoing-rental decisions.
- Room availability on your dates
- Payment method (accepted: cash, major credit cards)
- Valid government ID at check-in
- Compliance with house rules
- Prior rental history at our properties (for repeat guests)
Service animals
Service animals as defined under ADA Title III are welcome at every property. No pet deposit or fee applies. Under ADA, we may ask two questions: (1) Is the animal required because of a disability? (2) What task is the animal trained to perform? We do not require documentation beyond those two questions.
Language access
Se Habla Español. Front-desk staff at most properties can assist in Spanish. For other languages, we use phone-based interpretation services when needed.
Complaints
If you believe you have experienced discrimination by our staff or at a property, please report it immediately:
We investigate every complaint. If investigation confirms discriminatory conduct, we take corrective action up to and including termination of employment.

Retaliation prohibited
We do not retaliate against any guest, applicant, or employee who raises a good-faith concern or files a complaint under any of the laws listed above.
