House Rules

What we ask of guests, and what you can expect from us.

Check-in and check-out

Standard check-in: 3:00 pm. Early check-in depends on cleaning schedule — ask at reservation.
Standard check-out: 11:00 am. Late check-out available for a modest fee when rooms are free the following day.
Weekly renewals are handled at the front desk before 11:00 am on the renewal date.

Smoking

No smoking (including e-cigarettes, vaping, and marijuana products) inside any room, hallway, lobby, or enclosed common area.
Designated smoking areas are marked at each property.
Violation of the no-smoking rule triggers a $250 cleaning and deodorization fee, charged to the card on file.

Pets

Pets are welcome at select properties only. Ask before you book.
All twelve properties welcome pets. A refundable pet deposit is taken at check-in and there is no pet fee, nightly or monthly. Service animals are exempt from any deposit and any fee.
Maximum two pets per room, subject to weight and breed approval.
Service animals as defined under ADA Title III are welcome at every property with no deposit or fee.
Pets must be leashed in common areas and never left unattended in the room.
Guests are responsible for cleanup around the property and for any damage caused by their pet.

Quiet hours

Quiet hours: 10:00 pm to 7:00 am, every night.
Televisions, radios, and conversations must be kept at a level not audible from other rooms or the parking lot.
Repeat disturbance complaints can lead to eviction without refund.

Visitors

Registered guests are the only people authorized to stay overnight.
Day visitors are welcome until 10:00 pm and must depart by that time.
Adding an unregistered occupant to an overnight stay is a material breach of the rental agreement.

Room occupancy

Single-bed rooms: maximum 2 adults.
Double-bed rooms: maximum 4 adults.
Studio rooms: maximum 4 total occupants (adults + children).
Children under 12 sharing an existing bed are not counted against occupancy.

Parking

Ground-level parking is included with every room.
One vehicle per room. Additional vehicles require approval and a per-night fee where space allows.
Commercial vehicles, trailers, and boats need advance approval; not all properties can accommodate them.
Inoperative or abandoned vehicles may be towed at the owner's expense after notice.

Cooking and appliances

Every room has a microwave and refrigerator.
Studio rooms have a full kitchen — use designated pans, not the in-room carpet or furniture, for food preparation.
Open-flame cooking (hot plates, griddles, candles) is not permitted in single or double rooms for fire-safety reasons.
Grilling is permitted only in property-designated outdoor areas.

Waste and cleanliness

Trash belongs in the exterior dumpsters, not in the hallway or doorway.
Fresh linens are swapped weekly on weekly rentals; more frequent swaps are available on request.
Biohazard cleanup (beyond ordinary) is billable.

Safety

Firearms must be secured out of sight in the room per Idaho law.
Illegal drugs and illegal activity trigger immediate eviction and a report to local law enforcement.
Tampering with smoke alarms, sprinklers, or fire equipment is a felony under Idaho law.
Fireworks and explosive materials are prohibited on every property.

Damage and loss

The registered guest pays for damage beyond ordinary wear.
Missing room contents (TV remote, linens, bath items) are billable at replacement cost.
Repeat damage may result in a no-rent decision at all properties.

Eviction

A rental can be terminated by management for any material violation of these rules or the rental agreement. For transient stays under 30 days, Idaho innkeeper law permits immediate removal without unlawful-detainer process. Guests understand and agree to this condition at check-in.
